Payment terms: A 50% deposit must be sent upon receipt of the reservation agreement. Confirmation of the reservation will be made upon receipt of the deposit. Balance of payment is due 14 days prior to your arrival date.
A $1500.00 security deposit, refundable within 10 days after your departure, and a $150.00 non-refundable cleaning fee is required.
Cancellation Terms: If the reservation is canceled 45 days or more prior to arrival, you will receive a full refund less a 10% service fee. If reservation is canceled with less than 30 days notice and if total payment has been received you will receive a full refund less a 10% service fee if we can rebook the reservation; If we can not rebook the reservation, then you will receive a 50% refund. Prime holiday weeks and special events are excluded from refunds.

Typically, a private home for rent will not keep the pool heated day and nite during winter months. Here's a blurb from our rental agreement:
California has one of the countries highest utility/energy costs. Keeping a pool heated for a week (during winter months) would cost approximatly $400 a week. While we could increase our rates to accomodate this, we would rather keep our rates lower, and allow you to decide how often you prefer to heat the pool or not. Occassional use of the pool will not incur additional charges.
The Utility allowances are necessary to control costs, and are included to protect the owner from abuse of utilities.
